This capital improvement project transformed a five-story atrium lobby into a welcoming, modern space by reimagining existing elements, including a large indoor water fountain and chrome-finished wall panels. Our approach replaced the fountain with a recessed seating area to foster a more inviting atmosphere and refinished the chrome panels with a sleek stainless steel coating, accented by linear LED lighting in the panel reveals for a contemporary aesthetic. To meet the building owner’s goal of enhancing amenities for current and prospective tenants, we analyzed the first floor’s leased spaces and strategically allocated areas for new facilities. A state-of-the-art conference center and fitness center were introduced to boost marketability and promote occupant wellness.
